How much does it cost to build on my lot?
Our homes start under $200K depending on the plan and site conditions. We provide a free lot evaluation and firm, all-in pricing before you commit — no hidden fees and no change orders. Your price is locked from day one.
What site work is included?
Our pricing includes standard site preparation, foundation, and utility connections. If your lot requires extra grading, tree removal, or extended utility runs, we'll identify that during the free site visit and provide an upfront quote for any additional work.
Do I need to own the lot already?
Not necessarily. You can own the lot outright, be under contract, or have family land. We'll work with you regardless of your ownership situation. If you're still looking for land, we can point you in the right direction.
Can I customize the floor plan?
We build from a limited set of proven floor plans to keep costs down and quality high. Every home comes with quality finishes standard. While we don't offer full custom builds, talk to us about your needs and we'll find the right plan for you.
How long does it take to build?
Most builds are completed in 90–120 days from breaking ground, depending on plan complexity, weather, and permitting. We use technology to track every build and keep you updated in real time.
What financing options are available?
We work with multiple lenders offering FHA, VA, USDA, and conventional loans. Many of our buyers qualify for down payment assistance programs covering up to $10K or more. We help connect you with the right lender and programs.
